Duties and Responsibilities (Credit Investigator / Appraiser)

The main job duty of a property appraiser is to create a detailed report about the property that specifies the property’s value and the reasons why that value was given.

1. The appraisal process involves looking over the property and gathering specific information that will affect the value, such as special architectural features, environmental factors and the condition of the structure.

d. Prepare reports
3. Part of the appraiser’s duty is to collect information as to the credit standing of the loan applicant, his credit history, and his character within the community in which he is a part of.

3. Approve all tickets and proof sheets before they are posted to the books and ledgers.
4. Sign or countersign checks or demand drafts when authorized by the Board of Directors.
5. Ascertain that an effective internal control system is adopted and maintained in order to prevent errors and manipulations.
6. Supervise the grant of loans as well as follow up the collection of matured accounts, either in writing or in person and see to it that the past-due loans, if any, are negligible.
7. Got to fieldwork to determine the actual credit needs of borrowers and actual conditions in the locality.
8. Recommend to the President the approval of payrolls as well any disbursement for expenditures and release of loan proceeds as approved by the approving authorities.
9. Ascertain that all exceptions noted in the examination of the books and operations conducted by the BSP are corrected in accordance with BSP recommendations.
10. See to it that all reports are prepared and submitted on time to the BSP, Board of Directors and other regulatory bodies.
