Conduct regular routine inspection of all building equipment’s, facilities and common areas ensure compliance with housekeeping and maintenance standards.

Oversees the activities of contractors regarding renovation, expansion, equipment installation and rectification. Reviews plans submitted for fit-out/renovation. Ensure that building specifications and restrictions are complied by tenants and contractors.
Conduct punch list and inspection to all deliverables of construction and development group to property management group.
Responsible for the performance of all equipment’s, and facilities in the building and the implementation of maintenance and safety program and Building set standards of procedures.
Initiated monitoring of activities and keeps records of preventive maintenance programs conducted by contractors/suppliers responsible for the upkeep of elevators, generating sets, cooling system, and other mechanical, electrical and electronic equipment.
Ensures that preventive maintenance program, operation schedules of building/facilities machinery are carried out by technicians in line with the energy and facilities efficiency program.
Ensures that all house rules and regulations pertaining to security, move-ins and move-outs of tenants, and other related policies are strictly implemented.
Amenable on a 24-hour, 7-day on call-basis as principal respondent to emergencies and extraordinary incidences that may arise in the building.
Monitors monthly building Power and Water consumptions.
Update equipment’s history monitoring where all parts replacement, preventive maintenance program, and cost analysis are recorded.
Conducts a quarterly physical inventory of the existing building maintenance tools and equipment and ensures that these are all accounted for.
Liaise with local government authorities regarding building and environmental concerns and issues, as appropriate.
Holds monthly meeting with maintenance staff to plan, organize and provide direction in proper execution of work assignments.
Performs any other duties as assigned by the Building Manager.
