Job Description / Duties and Responsibilities:

 

·           Prepare shop drawings/plans, specifications and cost estimates for infrastructure projects (Residential Houses, Roads/Pavements, Drainage Lines, Water Distribution System, Warehouses, Commercial Buildings, Club Houses, Perimeter Fences, Street lightings) for procurement;

·           Serves as resource person to the Bids and Awards Committee (BAC) for the procurement of infrastructure projects;

·           Prepare Contracts and Bidding Documents (Construction projects/Lease/Security);

·           Evaluate plans from clients with regards to deed of restrictions and compliance requirements set by the developer prior to approval of construction;

·           Monitor new and on-going infrastructure projects in relation to adherence to plans, specifications and schedule from inception to completion;

·           Billing assessment;

·           Request for vouchers and check preparations for payments/disbursements;

·           Prepare statement of work accomplished on all projects being undertaken;

·           Inspection of projects before issuance of certificate of completion and acceptance;

·           Preparation of inspection reports on the work progress/ accomplishments;

·           Represent the system in meeting with contractors/engineers;

·           Supervise and ensure the maintenance of all facilities, inventories (subdivision, electricity, water lines, clubhouses, industrial park, water pumps and overhead tanks) and ensure its efficient operations;

·           Ensures security and safety of workers, construction machineries and equipments;

·           Supervision of hired maintenance and security personnel and monitor compliance to the provisions of security and maintenance contracts;

·           Coordinate with maintenance and security service providers, Tenants, Building Administrators and Counterparts;

·           Eviction of illegal occupants in coordination with Legal Department;

·           Represent the System in membership to all homeowner’s association on the System’s real estate properties;

·           Evaluate plans, specifications, and cost estimates of repair works and expansion projects of tenants and secure approval for repair and maintenance works/ monitor construction, repair and extensions of tenants;

·           Perform other job-related tasks that may be assigned by superiors from time to time;

·           Performs all other duties as assigned by the top management.
