IV. Position: Bank Appraiser/Credit Investigator

Duties and Responsibilities

1.                  Conducts ocular inspection and identifies assets being appraised.

2.                  Assists bank officers in the valuation of complex projects such as subdivision development, house construction, businesses and etc.

3.                  Determines ownership of offered collateral; examines submitted documents such as     TCT, TD, sales invoice, etc. and verifies authenticity with the proper government agency/private institution such as Registry of Deeds, Assessor’s Office, Land Registration Authority, DENR, suppliers/store, etc.

4.                  Gathers data on market values and current replacement/reproduction cost of assets being appraised.

5.                  Evaluates and reconciles data gathered from previous reports and documents.

6.                  Prepares an appraisal report.

7.                  Prepares documents related to outsourcing of 3rd party appraisal services.

8.                  Conducts evaluation of 3rd party appraisal reports.

9.                  Prepares evaluation reports, payment vouchers, and other related documents.

10.              Assists in the setting up and maintenance of appraisal data bank.

11.              Prepare a Mortgaged Contract.

12.              Prepare Promissory note and disclosure statement of client/borrowers in accordance with the Truth and Lending Act.
